What kind of doors and openers do you service?

Residential sectional doors of every common construction: steel, insulated steel, aluminum and glass, wood and composite, single and double width, with torsion springs above the header or extension springs beside the horizontal tracks. Openers of all the usual types are covered too, including chain drive, belt drive, screw drive and wall-mounted jackshaft units. If the door is a one-piece tilt-up or a commercial rolling door, mention that when booking so the right hardware comes along.

How long should I allow for the work?

Plan on an hour or two for a straightforward replacement on a standard door, including the inspection and the opener reset. A retainer replacement, a hardened seal that has to come out in pieces, a wood door with a nail-on strip or the addition of a threshold seal each add time. The technician will give you a realistic window once the door has been looked at.

Should the track be lubricated?

It depends on the door, and manufacturers disagree, which surprises many people. Some want the track kept clean and dry, since lubricant there can collect grit and let the wheels skid instead of roll, wearing the roller and the track edge; others specify lubricant at the track bend. The moving parts, roller bearings, hinge pins and springs, get their own lubricant either way, in the type the manual specifies, with a few cycles of the door to spread it.

How long do extension springs last?

Springs are rated in cycles, one cycle being a full open and close, and a standard set is built for a number in the ten-thousand range. A door used four times a day gets through that in several years; a door used a few times a week takes far longer. An unheated, damp garage shortens the figure through rust. Regular lubrication and a door kept in balance stretch it out.
